Commercial zones enforce what buildings are allowed in a particular area and what uses and changes are allowed in and around them.

Brimbank has approximately 2,151 hectares of zoned industrial land, one of the largest supply in Melbourne’s west. This includes:

  • 1,060 hectares of land zoned Industrial Zone 1 and
  • 1,091 hectares of land zoned Industrial Zone 2 and 3.

Key industrial precincts in Brimbank

Derrimut Industrial Precinct

The Derrimut industrial precinct is the largest precinct in Brimbank, making up 604 hectares of land.

The precinct's success is due to strategic locational factors including flat, undeveloped and well-priced land with excellent access to ports and markets which has already attracted a significant industrial development.

The Paramount Industrial Estate is located in the north of the precinct. It provides excellent access to the Western Ring Road, Western Freeway and Ballarat Road. The Parkwest Industrial Estate is also located in Derrimut.

Brooklyn Industrial Precinct

The Brooklyn industrial precinct comprises over 250 hectares of zoned industrial land, employing more than 3,000 people in a range of large and small businesses that have a manufacturing, materials recycling and freight and logistics focus.

Opportunities exist for growth in service industries, showrooms and complementary businesses.

Brooklyn is also home to the Brooklyn Industrial Park Warehouse.

Tullamarine Industrial Area

The Tullamarine industrial area comprises 189 hectares of zoned industrial land with industry cluster strengths in food manufacturing, metal products and transport and warehousing. 

The area comprises small and medium scale warehousing and logistics, food production and construction businesses.

Keilor Park Industrial Area

The Keilor Park industrial area comprises 48 hectares of zoned industrial land with industry cluster strengths in food manufacturing, metal products and transport and warehousing.

The area comprises small and medium scale warehousing and logistics. It includes the Aerocorp Business Park and Translink Business Park.

Other notable precincts in Brimbank include

  • the Sunshine North industrial area
  • Calder Park industrial area
  • Orica (Deer Park)
  • Keilor East precinct and
  • the Albion triangle.

For commercial office and retail businesses, Brimbank has a supply of mixed-use offices, warehouse space and retail offerings.


Vibrant town centres

Town centres are places for community and residents to:

  • socialise
  • recreate
  • work
  • study
  • access transport and
  • live.

Brimbank’s commercial offices and retail premises are concentrated around 3 key town centres.

Sunshine town centre 

The Victorian Government’s metropolitan planning strategy, Plan Melbourne, identified the Sunshine town centre as a Metropolitan Activity Centre. It will play a significant role in the delivery of increased jobs and housing close to public transport, and provide a range of businesses, and education, government and community services.

Sunshine Town Centre is a base for State Government offices including VicRoads and the Department of Justice, well-known retailers in the Sunshine Marketplace, Sunshine Plaza, City West Plaza, and many local businesses, services and community facilities.

St Albans town centre

The St Albans town centre is an established traditional town centre that has an important local and sub-regional role.

With an extensive range of businesses and community, education, recreational and transport services, it's developed as a popular location for ethnic shopping and services, particularly among the Chinese and Vietnamese communities concentrated on Alfrieda Street.

Sydenham town centre 

The Sydenham town centre predominantly comprises the Watergardens Shopping Centre. It includes the areas along Melton Highway, Kings Road and the Melbourne-Bendigo Rail Line.

There's significant potential for the centre to develop across the 50 hectare site that could accommodate additional retail, office, service, residential and community development and uses, broadening its role to that of a multi-functional centre.

A $50 million food and dining precinct, The Marketplace, is currently being constructed.

Other notable town centres in Brimbank include Deer Park Village, Derrimut Village, and Keilor Village.
